The Commercial Real Estate Bust:  How Long? How Deep? And What Will Pull Us Out?

Ted Simpson brings his 20 years of western US transactional experience to us in the form of a commercial real estate forecast for the balance of 2009 and years ahead as he explains how and why we ended up in another CRE bust and what asset classes and geographic areas will be hit the worst. In addition, he will detail what we should look for in terms of economic indicators to foresee a recovery and what areas will be the first to stabilize.

Our speakers, both experts in the legal resolution of problem asset resolutions, will share with you best practices you can incorporate into your workouts and will help you know how to identify when to engage legal counsel. Specific topics to be discussed include a discussion on different workout strategies – knowing which approach to use when; drafting and enforcing workout agreements to protect the bank and the underlying asset; pro’s and con’s of judicial and non-judicial foreclosures in real estate secured loans as well as knowing when to use litigation alternatives as well as the most beneficial uses of LLCs.

This session will focus on the importance of identifying problem loan assets early and will show how management of these impaired assets impacts bank capital and the overall performance of the bank. Leave this session knowing the importance of acting early and steps you can take to avoid further deterioration of the asset’s value. Our panelists include a receiver, an REO asset management firm and a CEO brought into deal with the bank’s troubled portfolio.

If you’re thinking about buying or selling a loan but have questions on how to best make this happen our speakers will explain the different buy/sell options available as well as how to set your bid/sales prices in accordance with today’s market.

Peer Exchange Sessions

We will have two peer exchange sessions for bankers, grouped by asset size, with discussions on regulatory and appraisal issues and managing your troubled asset portfolio in today’s market.

Speed Networking

You will have two opportunities (60 minute sessions on both Wednesday and Thursday) to meet with service providers to learn about their products, services and resources to assist you in managing and resolving troubled assets. Bankers will meet in small groups for a 10-minute overview of the company and services, ask a few questions, and see if you want to follow up later for more details! Representatives at the July Forum gave these sessions very high marks.

Firms may purchase a table which will allow them to meet with bankers during ten 10-minute sessions spread between the two days. You will be able to provide those bankers who select your table with a short overview of your firm’s abilities and resources to assist banks in addressing troubled assets.
